6800 Norwest Bay Road is a 5-lot residential subdivision in the District of Sechelt, sitting at the road-classification threshold where lot sizes under one hectare can trigger an upgrade above the rural SR-2 baseline. Each lot would also require its own on-site septic system, with on-site stormwater controls sized so no downstream capacity analysis would be required.

We are providing civil engineering for the subdivision application and the parallel septic evaluation. The Subdivision Application drawing set covers the lot layout, roadworks plan and profile, road cross-sections, pavement marking and signage plan, site grading, a three-sheet stormwater management plan, and standard details, designed to SR-2 standard with flexibility for the District's classification call.

The septic side ran test pits and Standing Head Permeameter testing in late 2025, with sieve analysis and a wet-season VCH site visit feeding the Professional Assessment Septic Report. Stormwater performance was verified through wet-season inspections in December 2025 and April 2026, the latter alongside the geotechnical engineer.
