Our Story

Landev was founded in 2021 to bring a more practical, construction-focused approach to civil engineering. Today our work spans land development, civil and municipal infrastructure, and project delivery, from early feasibility through construction.

The firm started out supporting active development and construction projects before growing into a consulting practice. That foundation still shapes how we work: we look at the whole project, including approvals, economics, constructability and delivery, not just the drawings.

With offices in Gibsons, Squamish and West Vancouver, we stay close to the regions we serve: the approval processes, the infrastructure challenges and the people involved in getting projects built.

What Sets Us Apart

Local knowledge, local team

Our team lives in the regions where our projects are built. When an approving authority has a question or a contractor hits an unexpected condition, we’re usually on site the same day.

Specialty modelling in-house

Stormwater modelling in PCSWMM, water network modelling, fire flow analysis and PRV design are all done in-house, so the modelling stays coordinated with the servicing design from concept through IFC.

Septic design on the same team

On properties without municipal sanitary, our ROWP-certified team designs the septic system alongside the grading, drainage and servicing. There’s no handoff to an outside practitioner and no coordinating it back in afterward.

The end goal from the outset

We look at frontage, servicing capacity, topography, access and off-site upgrade exposure before a layout is committed. Early decisions set cost and schedule, and that’s where avoidable rework gets prevented.
