What we do

Rezoning, civil-led.

Rezoning is required when a property is not zoned for what the owner wants to build. It is common on undeveloped and developed sites, any parcel that needs a land-use change before it can be subdivided or developed.

Our role is the civil engineering side: preliminary site and servicing design, water main and pressure-reducing-valve design, fire flow calculations, stormwater concepts, grading strategies, and the technical reports the municipality needs to assess the application. Rezoning is mostly investigation before it is design. The questions that have to be answered before the application goes in are whether the water and sanitary systems have capacity for the intended land use, and where infrastructure can be placed given environmental setbacks and geotechnical constraints. We coordinate with environmental consultants, geotechnical engineers, and water-system modellers to settle those questions first.

Plus the OCP designation if you know it. We'll pull the bylaws and figure out what amendment is actually needed.

Lot count, units, target density, or just "we want to build townhomes here." The detail level shapes the engineering.

Any utility maps, capacity letters, or as-builts you have. If you don't, we'll request them from the municipality.
