Rezoning Applications
Civil engineering support for undeveloped and previously developed sites seeking rezoning. We prepare the investigation, preliminary design, and technical studies required — front-loaded so there are no engineering surprises once the application is in.
Rezoning, civil-led.
Rezoning is required when a property is not zoned for what the owner wants to build. It is common on undeveloped and developed sites, any parcel that needs a land-use change before it can be subdivided or developed.
Our role is the civil engineering side: preliminary site and servicing design, water main and pressure-reducing-valve design, fire flow calculations, stormwater concepts, grading strategies, and the technical reports the municipality needs to assess the application. Rezoning is mostly investigation before it is design. The questions that have to be answered before the application goes in are whether the water and sanitary systems have capacity for the intended land use, and where infrastructure can be placed given environmental setbacks and geotechnical constraints. We coordinate with environmental consultants, geotechnical engineers, and water-system modellers to settle those questions first.
Three things to start.
Civic address + current zoning
Plus the OCP designation if you know it. We'll pull the bylaws and figure out what amendment is actually needed.
Concept or land-use intent
Lot count, units, target density, or just "we want to build townhomes here." The detail level shapes the engineering.
Existing servicing info
Any utility maps, capacity letters, or as-builts you have. If you don't, we'll request them from the municipality.
What we handle directly.
Rezoning to add value without building it yourself.
Some clients rezone without intending to build themselves. They rezone to add value and sell to a developer with the capital to carry it forward. We can structure the project for that outcome, scoped to what the application requires rather than a full design package a later owner would revise.
You may also need.
Site Servicing
Water, storm, and sanitary design prepared to the standard of the municipality reviewing it. We scope drawings to what the approving authority needs — not a generic package that comes back with a comment list.
Stormwater Management
Stormwater modelling, pond design, and drainage strategies sized to your site and the downstream receiver. We design to what the site actually requires — not a conservative default that inflates cost and shrinks your developable area.
