Wood Bay Community Developments Ltd. held a Sunshine Coast development site with multiple paths forward. Each path had different implications for lot count, infrastructure cost, and approval timeline: fee simple versus strata; current zoning versus rezoning to smaller lots; drilled wells versus an extension of the SCRD water main; with or without a wetland crossing requiring provincial approval. The owner needed a comparative analysis to choose against numbers rather than intuition.

We provided civil engineering for a four-option comparative analysis. Each option mapped a conceptual lot layout, a road plan and profile, infrastructure requirements, regulatory considerations, and high-level cost framing for direct comparison. The deliverable was a planning tool, not a design commitment.

The Options Analysis Report supported the owner’s selection of the development path that balanced lot count against infrastructure spend.
