Multiplex and infill work reaches us from two kinds of clients: homeowners who want to add units to the lot they already own, and small developers evaluating a property to buy and infill. For homeowners, we determine whether the lot can carry the added density. For developers, we scope feasibility and price the likely upgrade costs closely enough to inform the purchase decision.
Off-site, we design the service connections into the municipal mains, check for crossing conflicts, and handle the relocations or off-site upgrades the municipality requires. On-site, we design the individual water service to each unit, which mechanical consultants do not cover, along with the stormwater infrastructure the added density requires: a detention tank, a rock pit, or another strategy to offset the increased impervious area.
Infill margins are tighter than they are on larger developments. The costs that accumulate are off-site upgrades, stormwater retention, and service tie-ins on streets that were not built for this much density. Knowing those costs early is usually what determines whether the project is viable.

Owner-occupy, hold-and-rent, sell-to-builder. The end use shapes how we scope the design and what level of detail goes in the BP package.

Site Servicing

Rezoning Applications
