About Landev

We provide civil engineering services for land development and municipal projects across the BC coast.

Founded in 2021, we work with developers, architects, landowners, and municipalities on land development and municipal projects across the Sunshine Coast, the Sea-to-Sky, and the North Shore.

Our story

Our story

Landev was founded in 2021 to bring a more practical, construction-focused approach to civil engineering.

We specialize in land development and municipal infrastructure projects, including site servicing, subdivisions, rezonings, stormwater management, contract administration, construction review, and septic system design. We work with developers, architects, landowners, contractors, and municipalities throughout the Sunshine Coast, Sea-to-Sky, and North Shore regions.

Landev was originally built to support the real-world demands of active development and construction projects before evolving into a consulting firm. That foundation continues to shape how we approach engineering today. Our focus is not just on delivering drawings, but on delivering projects that work in the field, through approvals, and during construction.

With offices in Gibsons, Squamish, and West Vancouver, we remain closely connected to the regions we serve. We understand the local approval processes, the infrastructure challenges, and the people involved in getting projects built.

How we work

Regional offices, regional team

Our offices are in Gibsons, Squamish, and West Vancouver and our team lives in the same regions as the projects we design. When a municipal reviewer has a question or a contractor hits an unexpected condition, we are usually on site the same day.

Specialty modelling in-house

PCSWMM stormwater modelling, water network modelling, fire flow analysis, and PRV design are services many small civil firms outsource. We run them in-house, which keeps the modelling coordinated with the servicing design from concept through IFC.

ROWP septic on the same team

ROWP-certified Team Members. On properties without municipal sanitary connections, the septic system is designed by the same project team as the grading, drainage, and servicing, rather than handed to an outside ROWP and integrated back into the design afterward.

Feasibility before the layout is committed

Frontage, servicing capacity, topography, access, and exposure to off-site upgrade requirements belong in a feasibility review, before an architectural layout is committed. Most of the avoidable rework on subdivision and infill projects can be prevented at that stage.

Principal - Development Services · P.Eng.

Dustin founded Landev in 2021 to address a gap he identified in the land development industry. Through his experience, he saw many civil engineering firms take a design-focused approach without the practical construction and development approval expertise that is critical to successfully delivering land development projects.

Alongside Landev, Dustin owns and operates a construction and development company, which helped shape the original vision and practical foundation of the firm. With over 15 years of experience across engineering, construction, and real estate development, he brings a results-driven approach focused on moving projects forward efficiently and finding practical, creative solutions to complex development challenges.

His primary focus is leading development approvals and working closely with clients, municipalities, and project teams to help unlock project value and achieve successful outcomes.

Sean Blake

Principal - Senior Design Engineer · P.Eng.

Sean joined Landev as a strategic partner in 2022, bringing extensive civil design and project delivery experience to the team. He offers more than a decade of land development and municipal engineering experience gained at one of British Columbia’s largest civil engineering firms, where he contributed to major projects throughout the Sea to Sky Corridor, including the Sea to Sky Development in Squamish.

His experience includes condominium and subdivision servicing, municipal watermain upgrades, stormwater management systems, and complex infrastructure design for both private development and municipal projects.

Greig Garland

Clients hire Greig because he likes the conversation. Greig spent decades in civil engineering and was Director of Capital Projects at the District of Squamish, so he knows how projects move through municipal approval. He's led 100+ lot subdivisions on steep rocky terrain, major flood protection works, and master servicing studies across BC and Ontario.

Brian manages engineering delivery at Landev. Over 10 years of practice across BC, Alberta, and Ontario, he was Engineer of Record for two of Squamish's largest developments: Sea to Sky (Bosa Properties) and Garibaldi Springs (Polygon). Other EOR credits include the Sirocco Building, The Main, downtown Squamish stormwater pond upgrades, and the Parkland subdivision on the Sunshine Coast.

Riley Anderson

Project Engineer · P.Eng.

Riley's civil engineering practice spans stormwater, water, sanitary, road, and hydraulic systems. He started out on Sunshine Coast hydro projects in Gibsons, then spent 7+ years at a Kamloops consultancy leading floodplain studies, subdivision stormwater plans, and First Nations infrastructure work. He's also run contract administration and quality assurance on multi-family and municipal water projects.

Dean Evans

Civil Design Technologist

Dean turns civil designs into the drawings that get built. He specializes in AutoCAD and Civil 3D with 15+ years producing subdivision and townhouse plans from 2 to 100+ lots. He moved to Vancouver in 2019 after a decade of consulting work in Brisbane and the Gold Coast of Australia.
