The Davis Bay 12-Lot Subdivision is a residential development on the District of Sechelt’s southern Davis Bay corner, served by SCRD community water and individual on-site septic under registered health covenants. The Preliminary Layout Review came back from the District with specific items the civil package needed to resolve before the next round of review.
We provided civil engineering for the PLR-response package and the offsite stormwater analysis. The subdivision drawing set covered lot layout, roadworks plan and profile, water and storm plan and profile, on-site and road-dedication stormwater management, master drainage plan, and erosion and sediment control.
The technical pivot was the offsite storm sewer downstream analysis. Pre- and post-development catchment calculations carried capacity all the way to the outfall, settling the District’s outstanding stormwater question in one review cycle.
The full submission was delivered to the District of Sechelt. The project moved into construction, field reviews, and subdivision completion documentation.
