
Curling Club & Pool Parking Lot Upgrades

The shared parking area between the Gibsons Curling Club and the Gibsons Swimming Pool required several upgrades within a single project: accessibility grading at both building entrances, repaving of a degraded Fire Access Lane between the buildings, a proper ditch and stormwater collection system along the eastern access road, and retaining structures along the pool building’s north flank. The Town of Gibsons wanted a drawing package clear enough to support direct-award construction pricing rather than a separate tender process.
We provided civil engineering for the upgrade package, structured in four submission stages with each stage issued to the Town for review before the next began. Preliminary Design at 65% delivered conceptual schematics: cover, general notes, key plan, site grading, stormwater management plan covering ditching along the gravel access road and roof-leader collection, ESC plan, and details. Detailed Design at 95% finalized stormwater calculations, three-dimensional site grading, and horizontal and vertical alignment of the stormwater infrastructure. The Issued For Construction set followed with the full sealed drawings.
The retaining-wall scope at the pool building’s north flank uses Ministry of Transportation and Infrastructure concrete roadside barrier detailing. Construction services run hourly through pre-construction, field reviews, RFI support, substantial completion inspection, and construction completion inspection. Post-construction services cover record drawings from contractor red-line survey and a one-year maintenance inspection report.
The 65% Preliminary Design package issued on 24 June 2025, the 95% Detailed Design package on 28 August 2025, and Issued-for-Pricing drawings on 4 September 2025. The Town’s directly-awarded contractor priced against the full scope from those drawings, with field reviews and record drawings the remaining project-stage services.
